What is Redevelopment?
Most of the residential plots in Mumbai are owned by Co-operative Housing Societies (‘CHS’). Each CHS is governed by its members through a Managing Committee which is elected by members’ General Body. The functioning of CHS is supervised by the Registrar of CHS appointed by Govt of Maharashtra.
Redevelopment of a plot means demolishing the existing buildings which were constructed on it using the then permissible Floor Space Index (‘FSI’) and constructing new buildings using the current FSI. This entails shifting the existing members to temporary accommodations before demolition and shifting them back after the new building is constructed. The additional carpet area generated through difference between the current FSI and old FSI decides the commercial viability of the project.
Presently, there are nearly 35,000 CHS in Mumbai, out of which about 20,000 CHS are 30 years or older and waiting for Redevelopment.
