PHASE WISE JOURNEY
Tendering & Developer Selection
This is the Second Phase of a Redevelopment Project.
It starts when a Society decides to proceed to Tendering & instructs the PMC to prepare Tender Documents and ends when a Developer is selected by the Society’s General Body. This period consists of the following two stages and may take about 8 months:
Stage 1: Tendering (Tender Documents & Bidding Process):
Active Agencies: MC, PMC, Bidders
Period: 3 months
SGBM: 1
Milestones:
- Approval of Tender Documents
- Floating Tender
- Opening of Bids
Project Records:
- Tender Documents
- Amendments to Tender (if any)
Stage 2: Bid Evaluation & Developer Selection:
Active Agencies: MC, PMC, Bidders
Period: 5 months
SGBMs: 2
Milestones:
- Comparative Statement
- Final Shortlist of Bidders
- Bidders’ Presentations
- Selection of Developer
Project Records:
- Comparative Statement/ Bid Evaluation Report
- Financial & Legal Due Diligence Reports
- Final Commercial Proposal from Bidders
- Tendering Report
- NOC from Dy. Registrar
After a Developer is selected in a General Body Meeting, the Project will move to the next Phase of Pre-construction.
