PHASE WISE JOURNEY
Pre-construction
This is the Third Phase of a Redevelopment Project.
It starts when the Society issues a Letter of Intent to the Selected Developer and ends when a Commencement Certificate (Construction Permits) is obtained by the Developer (after the existing buildings are vacated and demolished). This Phase consists of four stages, many activities from which can be undertaken parallelly and simultaneously. This phase may take about 11 months.
Stage 1: Preparations:
Active Agencies: MC, Soc LA, Dev, PMC
Period: 1 month
SGBMs: None
Milestones: Issue LOI to Selected Dev

Lists of Internal, Common & Built Amenities
Some initial activities from Stage 2 and Stage 3 of this Phase can also be undertaken parallelly and simultaneously with this Stage.
Stage 2: Legal Documentation:
Active Agencies: MC, Soc LA, Dev LA, Dev, PMC
Period: 3 months
SGBMs: 1
Milestones: Execute and Register DA
Project Records:
Legal Title Certificate for Plot
Development Agreement (Registered)
Power of Attorney
Balance activities from Stage 1 and some initial activities from Stage 3 of this Phase can also be undertaken parallelly and simultaneously with this Stage.
Stage 3: Plans & Approvals, Permissions:

Period: 6 months

Approval of Arch Plans by MC
Approval of Proposal Plans & Allotment
Submit Plans to Statutory Authorities
Obtain & Report Approvals/ Permissions of Plans

Approval of Proposal by Approving Authority
Stage 4: Vacating Buildings:

Balance activities from Stage 1 and Stage 2 of this Phase can also be undertaken parallelly and simultaneously with this Stage. After the Commencement Certificate (Construction Permit) is received, the Project will enter to the next Phase of Construction.
