PHASE WISE JOURNEY
Repossession
This is the Last Phase of a Redevelopment Project.
It starts when construction of the New Building is complete in all respects and Full Occupancy Certificate is received and ends when the existing members have taken possession of their New Units up to the end of the Notice Period. This period consists of the following two stages and may take about a month:
Stage 1: Defects Rectification & Repossession:
Active Agencies: Dev, PMC, MC
SGBM: 1 (For initiating Repossession)
Milestones:
- Rectification in Members’ Units
- Rectification in External/ Common Areas & Amenities
- Repossession of Existing Members’ New Units
Project Records:
- Carpet Areas of New Units
- Snag lists
- Allotment of Car Parks
- Certificate of Virtual Completion
- Members’ Possession Letters
Stage 2: Project Closure Documentation:
Active Agencies: Dev, MC, PMC
SGBMs: Nil
Milestones:
- Repossession of New Building with Common Amenities
- Takeover of Site from Developer
Project Records:
- Handover Documents from Developer
- Possession Letter for the Building & Common Amenities
- Project Completion Report from PMC
- Project Completion Letter from Dev
The Project Records compiled in this Phase can serve as very important references for the Society in future.
