Complexities of RD

Redevelopment is a very peculiar project.


1. It is a collective project of, for and by different families in a Co-op Housing Society (CHS) who come from different socio-economic backgrounds.

2. Owners of most of the flats are senior citizens, who have spent their life’s savings to buy those flats for their families and are now worried about pledging their homes and getting displaced for many years.

3. Due to deteriorating buildings, recurring repair expenses smaller homes and poor amenities, Redevelopment has become more of a compulsion than an option.

4. It is a complex project which involves various aspects such as technical, commercial, social, legal etc.

5. Due to its long duration (5 years or more), it also becomes susceptible to changing market conditions, development policies and such other external factors.


Thus, a Redevelopment Project is full of risks, uncertainties and challenges and is also very sensitive to pitfalls and failures. Such failures can cause great anguish, hardship and setback to as can be seen from many failed projects around us.
