Society’s Functions:
During the Construction Phase, MC should regularly keep track of the Progress of Work through interaction with PMC and with the help of his Reports & other Documentation. It may also be necessary to take some decisions and release approvals of materials, amenities etc from time to time.

This is a broad list of Society’s Functions/ Decisions:

1. Attend Monthly Jt PRMs (MC, AC)
2. Act on issues in Weekly SVRs & Monthly PRRs from PMC
3. Approve: Materials, Amenities, Mockup, Time Extension
4. Timely Decisions: New Materials/ Processes
5. Timely Action: Defects, Deviations, Delays, Breaches
6. Release of Securities (BG, Lien on Area)
7. Contractual Obligations as per DA
8. Contractual Correspondence
9. Transparency: Website, Tracker, SGBMs

The approvals may be accorded after receiving a formal request from the Developer and based on PMC’s recommendations. In rare cases, some decisions may need to be taken to a SGBM.

For more effective coordination and faster decisions, Soc can constitute a Coordination Team (SCT) and assign some of its functions, responsibilities and decision-making powers to it. Such a Team should be constituted at the beginning and may consist of interested members.
