Operating Systems:
Once the building is demolished and Commencement Certificate is received, the RD Project enters the long and intricate phase of Construction. In this Phase, your PMC’s main role is to monitor the Project and report to the MC from time to time. For smooth functioning, coordination and documentation of work in this Phase, it is necessary to formulate the following Teams & Systems for the site:
Teams:
1. Dev’s Technical/ Supervisory Team
- Construction (Site)
- Management & Coordination (Office)
- Consultants (Arch, Struct, Geo & MEP)
2. PMC’s Monitoring Team
- Inspections & Data Capture (Site)
- Monitoring, Tracking, Data Management & Reporting (Office)
3. Soc’s Coordination Team
- Managing Committee (MC)
- Advisory/ Tech Committee, if necessary

Systems:
1.Quality Control
- DA Specs, Consultants’ Drgs & Specs, Inspections, Certifications
- Materials, Workmanship, Supervision by Dev Site Team
- Testing, Mockups, Audits, Safety by Dev Site Team
- Monitoring by PMC

Developer’s Functions:
At the Site, the Dev shall be represented by his Site Team. He shall submit the following documents/ drawings/ reports to PMC from time to time:

1. Further Approvals
2. Inputs: GFC Working Drawings, Materials, Labour, Funds
3. Supervision & Coordination: (Consultants, Contractors, Vendors)
4. Quality: Testing, Work/ Process Inspections, Certifications, Defect Rectification, Audits
5. Safety: Gear, Access, Audits, Insurance
6. Maintain Registers & Records
7. Contractual Obligations
8. Statutory Requirements
9. Progress Reports to PMC

PMC’s Functions:
PMC’s role shall be to monitor Quality & Progress of the Construction Work. At the Site, PMC shall be represented by his Site Engineer who will be supported by a Project Coordinator and Project in Charge from his Office.

Society’s Functions:
During the Construction Phase, MC should regularly keep track of the Progress of Work through interaction with PMC and with the help of his Reports & other Documentation. It may also be necessary to take some decisions and release approvals of materials, amenities etc from time to time.
