Initiating Project and Appointing PMC:
A Redevelopment Project is the Project of “One Large Family” of the members of a Co-op Housing Society who are the collective owners of the Society’s plot. Therefore, it should be undertaken with consensus of majority of members and executed in a transparent manner. Throughout the Project, Society is represented by its Managing Committee (MC), who share a huge functional and moral responsibility.

The main steps for this Stage are as follows:
1. Members’ Consent for RD in SGBM
2. Selection of PMC in SGBM
3. Deciding Broad Project Time Frame

Considering the complexities of RD Projects, the role of a PMC as a subject matter expert and advisor to Society is extremely important. Therefore, he should be selected only after necessary due diligence regarding his expertise and experience especially for your type of project.

Feasibility Study & Report:
Every RD Project begins with Feasibility Study. At this stage, your PMC undertakes a Feasibility Study and prepares a Feasibility Report from which you understand the Project’s Technical Feasibility, Financial Viability and probable benefits to the Members.

The main steps for this Stage are as follows:
1. Compiling Title Docs, Old Approved Plans etc
2. Obtaining Technical Docs, Remarks, NOCs etc
3. Conducting Plot Survey
4. Deciding Members’ Base Carpet Areas
5. Preparation of Feasibility Report
6. Approval of Feasibility Report in SGBM
