1Provide Title Documents/ Approved Plans etc from Society’s Record to PMC MC Conveyance Deed, Index II, 6/12 & 7/12 Extract, KJP, Old Approved Plan/s, Old OC certificate/s etc as per PMC's advice.
2Obtain Latest Property Documents/ Remarks etc. MC/ PMC PR Card/s, City Survey Plan, DP & RL Remarks, TP Remarks etc as per PMC's advice.
3Conduct Physical Survey of Plot/s MC/ PMC Survey should be undertaken through a Licensed Agency. It should cover plot boundaries, buildings, other structures, trees, abutting road/s etc. If permissible height is likely to be critical, it should also include Site Elevation & GPS Coordinates. If plot is abutting a Highway, its survey should also be undertaken.
4Send out Notice to members for SGBM2 MC To brief members about progress of RD & to finalize Base Carpet Areas. Send Statement of proposed Base Carpet Areas along with Notice.
5SGBM2 - Finalization of Base Carpet Areas (BCA) of Existing Units (Flats, Shops, Offices etc) MC/ PMC Base Carpet Areas (BCA) of Existing Units may be finalized as per MOFA or RERA. They form a very important record and should be finalized by consensus among members.

Resolutions to be passed:
1. Approval of BCA of all existing Units

6Send MoM to members Sec Within 7 days from SGBM2
7Send MoM to Dy. Registrar Sec Within 15 days from SGBM2
8Create Website for RD Project MC As mentioned in 79A, such a website may be created exclusively for RD project, so as to facilitate communication and documentation for members, which are important parts of transparency. Dy. Registrar shall be informed about the Website.

9Submit Feasibility Report (FR) & Summary of FR to MCPMC Every RD Project begins with Feasibility Study which is undertaken through your PMC. From the Feasibility report you understand the Project’s Technical Feasibility, Financial Viability and probable benefits to the Members. You also come to know about the constraints and challenges, if any, in the project. Such a report may be prepared within about 2 months after all information is available.

10MCM2 - Discussion on FR with PMC MC & PMC FR will be discussed along with MC Members Suggestions
11Send out Notice to members for SGBM3 MC Send Summary of FR to Members. Also invite Suggestions & Queries.
12SGBM3 - Approval of FR GB, PMC The Feasibility Report is explained to the members in the SGBM after which it may be approved by them. On its approval, the project may proceed to Tendering. MoM should be prepared by MC.

Resolutions to be passed:
1. Approval of FR
2. Revisions in expected member benefits suggested by members, if any
3. Consent to proceed to Tendering Stage
