1Start of Construction Work DST Construction work should start only after First Commencement Certificate (FCC) is received. Work should be executed strictly in accordance with the GFC quality Working Drawings and Specifications & Process Methodologies. Activities should be planned in line with the Detailed Project Schedule. Typically, work will start with Line out and Excavation followed by Inspection & Certification of Founding Strata by Geotech Consultant.
2Provide Further Approvals to PMCDST As and when further Approvals/ Permissions (such as further CC) are obtained, copies thereof should be provided to PMC.R
3Provide Further Working Drawings to PMCDST As and when further Working Drawings are released, GFC copies thereof should be provided to PMC. All Working Drawings should be released well in advance so that the work can continue without a break. The Working Drawings should be consistent with the Approved/ Amended Plans.R
4Maintain Safety at Site DSTAll safety precautions and measures should be taken at the site. This may be in form of Safe Practices, Safe Access, Safety Gear, Safety Nets and Periodic Safety Audits.
5Submit Material Test Reports to PMCDST Construction Materials should be tested as per BIS Standards and should be approved by Dev’s Consultants from time to time. E.g. Cement, Steel Rebars, Aggregates, Water, Masonry Bricks/ Blocks etc. Such Reports should also be submitted to PMC. Materials & Brands, their Specs, Storage, Mixing and Use should be as specified in DA/ Tender docs. R
6Submit Concrete Cube Test Reports to PMCDST Concrete Cubes should be cast, cured and tested as per BIS Standards. Test Reports should be submitted to PMC. Cube Register should be maintained, updated and Certified by Structural Consultant from time to time. In case of failure of a cube sample, appropriate rectification or corrective action should be taken or the concerned work should be demolished.R
7Rectify Lapses in Safety DST Any lapses in Safety should be rectified/ set right immediately. This shall be ensured by Dev’s Safety Professional.
8Rectify Defects in work DST Any defect in quality, deviation from specifications or deficiency in Test results should be rectified or corrected. This shall be ensured by Dev’s Quality Engineer.
9Submit Work Inspection Reports to PMCDST Construction work should be inspected & certified by Dev’s respective Consultants at important stages. Inspection Reports/ Certifications should be prepared for each such stage and submitted to PMC. Every Slab should be checked by Arch, Structural Consultant and MEP Consultant and Inspection Reports should be prepared thereof before casting the slab. Quality of work should be delivered in accordance with Work Specs specified in DA/ Tender Docs. BIS Standards and Good Construction practices should also be followed. R
10Submit Process Inspection Reports to PMC DST Construction Processes and Methodologies should be inspected, tested & certified by Dev’s Consultants at important Stages. Such Inspection Reports/ Certifications should be prepared for each stage. This is particularly for processes such as Concrete Mix Design, Waterproofing, Anti Termite treatment, Samples/ Mockups of work etc. Processes of work should be delivered in accordance with Work Specs specified in DA/ Tender Docs. BIS Standards and Good Construction practices should also be followed. R
11Conduct Periodic Quality and Safety Audits DST Periodic Quality and Safety Audits should be undertaken as per DA, Statutory Requirements, Quality Manual of Dev or Good Construction Practices.
12Submit Weekly Progress Reports to PMCDST DST should submit Weekly Progress Report to PMC, documenting the work completed in the last week and work planned for next week.

13Maintain Record of Concealed Works DST It is a good practice to maintain Sketches/ Photographs of Concealed works such as Foundations, Drainage, Electrical and Plumbing Conduits etc so that the same can be verified in case of doubt. A record of concealed works can be a good reference while planning Interior works.R
14Request Approval of Materials, Fittings & Fixtures DST DST shall provide Samples, Specs, Brands, Manufacturer's data sheets, Test Results of proposed Materials, Fittings & Fixtures to Soc for approval. For each material, fitting or fixture which is approved, its Brand, Model no., Design, Shade, Texture, Pattern and Size etc shall be noted.
15Request Approval of New Material/ Process to Soc Dev If Dev proposes to use a new Material/ Brand/ Process other than those specified in the DA/ Tender Docs, such proposal must be made in writing and must be accompanied by its Process Statement, Specs, Samples, Test Reports, Demo etc.
16Request Approval of a Mock-up from Soc DST If a Mockup (such as a Sample Flat or Amenity) is required to be prepared for Soc's approval, Dev should make a request for such approval in writing on completion of Mock-up.
17Request Release of Security Dev DA and Tender docs may have provision for release of a Security (such as Bank Guarantee or Lien on Sale Area) in stages as and when the specified milestones are completed. When any such milestone is achieved, Dev should write to Soc for release of the corresponding Security. A Certificate from Dev’s Arch certifying achievement of the milestone should also be enclosed and the same shall also be subject to PMC’s confirmation.
18Request Approval of Deviation from Soc Dev If the Dev has made a deviation or intends to make a deviation from his contractual obligations, he may request the Soc in writing for approval of the same. He must also give reasons and details of such a deviation. The deviation shall be subject to Soc's approval.
19Request Approval of Hindrance from PMC Dev If the Dev encounters a hindrance to his work, he may write to PMC requesting its approval along with its date of Onset and End. Request must be made in accordance with Contractual provisions and must be accompanied by verifiable data. Approved Hindrances only shall be considered if Dev requests Extension of Time.
20Request for Extension of Time to MC Dev At a reasonable period (e.g. 2 months) before the stipulated date of completion of project, Dev shall take a realistic stock of the balance work, estimate if the project would be delayed and request extension of time, if necessary, to complete the project. He should enclose necessary Statements/ Supporting Docs in support of his request.
